FOUNDATION, EXCAVATION AND STRUCTURES +

A. Excavation:

in all soils including hard soils, but excluding soft rock and hard rock for foundation to a depth 5’0” to 6’0” for columns footings and sizes as per foundation drawings including using the selected excavated materials for back filling in foundations, watering and consolidating in layers of 15 cms.

B. Anti-termite treatment:

for foundations and plinth in following two stages:

1) After earth work excavation all sides and base of the trenches before laying PCC 1:4:8

2) After plinth filling with the soil, before laying PCC 1:4:8.

C. Earth Filling:

Filling of earth in plinth level.

Parking area:

1’6” level. (ROAD LVL 0’-0” LVL), House portion: +2’6” LVL (ROAD LVL 0’-0” LVL).

MASONRY WORK +

Block masonry walls:

6” thk Solid Block (cost up to 38/-) walls in CM 1:6 for all external walls and 4” thk Solid block ( cost up to 32/-) for internal bedroom wall and internal partition walls like Kitchen, utility and toilet

Cement:

ACC, Ramco (53 Grade and 43 Grade)

Sand:

M Sand (Gov. approved) For Column, Concrete work, block work and plastering by sand and P sand,

Steel:

Indus TMT Steel

Floor to floor height: 10’6” unless otherwise specified.

PLAIN AND REINFORCED CONCRETE +

a. PCC 1:4:8:

Foundation and below flooring using course graded aggregate of 40mm and downsize 4” thick.

b. FOOTINGS:

RCC 25 Grade Or as specified by Structural drawings for Footings as per the drawing with M.S sheet shuttering.

c. COLUMNS:

RCC 25 Grade Or as specified by Structural drawings for columns as per the drawing with M.S sheet shuttering.

d. PLINTH BEAMS:

RCC 1:1.5:3 / (20 Grade) Or as specified by Structural drawings for plinth beams with M.S/ wooden plank sheet shuttering.

e. LINTELS:

RCC 1:2:3 / (20 Grade) Or as specified by Structural drawings for cut lintels with wooden plank sheet shuttering.

f. ROOF SLAB & LIFT WALL:

RCC 25 Grade for 150mm slab size Or as specified by Structural drawings for roof slab as per drawings with M.S sheet shuttering. After shuttering Mat to be spread. Water proofing liquid shall be used for beams and slab concreting.

g. ROOF BEAMS:

RCC 25 Grade Or as specified by Structural drawings for beams as per the drawings with M.S sheet/ wooden plank shuttering.

h. STAIRCASE:

RCC 25 Grade Or as specified by Structural drawings, with M.S sheet shuttering and wooden planks for risers. Folded plate staircase for internal staircase only

CURING & SHUTTERING WORK +

a. Columns and Beams shall be covered with gunny bags duly watered continuously.

b. Columns after casting, the water bottle duly filled with holes 2-3 nos.

c. Slabs: ponds of size 4’0” x 4”0” with cement mortar dividers shall be constructed. Water height of min 3” shall be maintained for minimum period of 15 days

II. Shuttering: All shuttering poles shall be braced properly. Shuttering shall be levelled before fabrication of reinforcement. All the column-beam junction & beam-beam junction gaps shall be closed properly by using cotton waste to avoid leakage of slurry.

III. De Shuttering: Beam external sides & column boxes shall be removed after 24 hours of concreting. Beam bottom up to 21 days, slabs from 15-21 days

FINISHING WORKS +

Ceiling Plastering:

In CM 1:4 for ceiling 12mm thick with lime rendering with M sand and River Sand (1:2)

Internal Plastering:

In CM 1:5 20mm with lime rendering for internal walls with M sand and River Sand (1:2)

Dado Plastering:

In CM 1:5 20mm thick screed/rough to wall for doadoing with M sand

External Plastering:

In CM 1:5 20mm thick with sand Face finish for external walls with M sand and River Sand (1:2)

Waterproofing:

Single coat (Forex) terrace and sunken slab with 20mm down size aggregate & Wpc. Sunken slab water proofing should not be disturbed after completion of works.

Toilets:

All Sunken slabs to be filled with cinder, PCC 1:3:6 above cinder.

Flagging concrete in CC 1:3:6 around the building 2’0” wide including required excavation and consolidation.

Name Plate: 2 mm thk SS with cera plate (22” *10”) in compound wall. Cost up to 5k.

M S Post Box:

12” wide, 15” Ht. Full deep, including enamel paint, glass shutter with locking arrangement.

Terrace Railings:

Side wall and S S handrail for the front portion to a height of 2’6” ht. As per elevation

Cloth Angles:

In terrace one sets, washing stone (2’0” x 2’0”) at terrace with tap. Cost up to 5k

O H Tank:

O H Tank slab. (50.00 sqft at 5’0” ht from terrace).

M.S Ladder for overhead water tank:

Providing and fixing M.S ladder (Cost up to 12k) with railings for overhead water tank with necessary enamel paint over a coat of red oxide primer.

PLUMBING WORK (BRAND OF STEEL FITTINGS, WESTERN COMMODES, WASH BASINS, ETC.,) +

Well known branded of client’s choice:

1. Concealed and exposed piping with CPVC Pipe of specified Dia. of ISI make (Finolex / Supreme brand).

2. Rainwater and Sanitary pipe of PVC with necessary fittings (Supreme Brand).

3. Solar connections will be provided to all Bathrooms at shower area only.

4. Plumbing work is considered for Kitchen and bathrooms.

Wall Diverter:

2-in-1 wall Diverter including head shower at cost up to Rs. 8,000/-

Western commode: SET (at cost up to Rs. 10000/-) Branded Jaguar

Wash Basin: SET with Granite slab (at cost up to Rs. 5000/-)

Pillar cock set: (at cost Rs. 2500/-) for wash basin.

Concealed Valve: for water control at bathroom only (at cost Rs. 500/-)

Angular cock for wash basin and Health faucet at cost of Rs.300/-

One wash basin with complete set is considered for dining area at cost Rs.6500/-

Each bathroom contains necessary fittings like Western commode, Wall mixer with Head shower set and Wash basin set.

ELECTRICAL WORK +

Anchor Penta Brand Boxes, Plates & Switches

Copper wire of ISI brand Finolex / V-Guard brand (Gauge: 4 sqr mm will be used for heating points and main circuits, 2.5/ 1.5mm / 1mm will be used for lighting and other points.

Electrical Points – Standard points will be given and as per Architects drawing.

The electrical conduits, switch boxes, switch plates, junction boxes, distribution boards, fan hook boxes, bulb sockets, and wiring will be provided on the following guidelines: (For each individual dwelling units)

The materials for the above electrical work assumed are as follows:

Distribution board in each floor.

One electrical meter as supplied by the authority in the ground floor

PVC pipes – Prince/Universal.

Switches and switch plates

Wiring – Finolex.

Note:

UPS point is considered for all floors.

Normal home theater cabling is considered if there any special wiring requirement, same will be charged extra.

WOOD WORK: MAIN DOOR, BEDROOMS AND OTHER DOORS TYPE AND FITTINGS +

Main Door Frames & Shutters:

1. Indian Teak wood frame of 120mm X 100mm section, with 40mm thick Solid wood Shutter (350sqft) with Necessary fittings (each main door will be provided with one Godrej / Europa Lock at cost up to 8,000/- each) and brass fittings like Antique finished hinges, handles and tower bolts.

Rooms Door Frames & Shutters:

Red sal wood frames of 120mm X 100mm section, Masonite Skin doors at cost up to 180.0 / sq. ft., with powder coated Fittings.

Bathroom Door and Frame:

PVC Solid Frame of 100mm X 75mm section with PVC Solid door 30mm thk

2. All Windows Frames & Shutters:

UPVC window (Up to the cost of 400/- SFT)

No carving work / carving beading is not considered.

STAIR CASE TYPE +

Max. Three feet/four feet width with folding for outdoor and indoor staircase.

Balcony:

M.S railings for Balcony / sit out at cost up to Rs. 120/- per sft.

Staircase Railings:

MS staircase railings at cost up to Rs. 120/- per sft

MS Main entrance gate with good design of size 2400mm X 1200mm at cost Rs.200 per sft.

Staircase Railings: M S staircase railings With Glass at cost up to Rs. 600/- per rft

ALL FLOORS - FLOORING AND WALL CLADDING with Client Selections +

Living Dinning and Kitchen:

900mm X 900mm Vitrified flooring cost up to Rs. 100/- per sft considered with 100mm skirting of same tile, for Kitchen anti-Skid Vitrified tile

BEDROOM and other vitrified flooring/wooden flooring cost up to Rs 80/- with 100mm skirting of same vitrified with paper joint finish.

Bathroom floor and wall: 600mm X 300mm Anti-skid tiles of cost up to Rs. 60/- per sft are considered at bathrooms for wall and floor.

Kitchen and Pooja: 600mm X 300mm Glazed tiles of cost up to Rs.60/- per sft is considered for kitchen and Pooja wall cladding.

Note: Bathroom and Pooja room cladding up to 7ft. height and Kitchen cladding 2ft from above the granite counter.

STAIRCASE FLOORING +

Selected Granite, cost up to 80 to 85rs /sft, for internal and external staircase for Treads, risers, landings and skirting, treads with half nosing, skirting with edge chamfering

CAR PARKING AREA +

Anti-Skid tiles of size 300mm X 300mm at cost up to Rs.60/- sft is considered for car parking area, excluding compound passages.

KITCHEN SINK / SLAB AND SWAN NECK TAP +

1. 19mm black Galaxy granite slab with Stainless steel Bowl or sink.

Note:

1. Rs.8000/- is considered for stainless steel bowl with drain board.(considering 1nos)

2. Rs. 160/- per sft considered for Granite slab / platform (considering 250sft)

3. 1 No. of long neck tap with set will be provided in kitchen at cost up to Rs. 4000 each.

4. 1 water inlet point for water purifier with angular cock will be provided.

PAINTING WORKS +

1. Internal Walls and Ceiling: 2 coats of Birla or JK wall Putty and 2 coats of Asian Premium emulsion paint

SUMP AND OVERHEAD WATER TANK +

8000 Ltrs capacity water sump will be constructed by using 9” Brick Work Masonry with smooth finish inside (Capacity is as per site conditions).

Sump Cover of size 600mm X 600mm of GI coated will be provided.

1 No. 2000 Ltrs sintex Triple layer or equivalent brand water tank will be provided

1. Necessary seating arrangement will be done to keep the water tank.

Compound Wall +

One Side compound with 4’’ solid block work masonry on both side sponge finish plastering up to height 1500mm.

PARAPET WALL +

4” thick Block work masonry on both sides sponge finish plastering up to height 900mm.

Architect service +

Architect drawings, structural drawing, MEP drawings and 3d Elevation by ASV.

Scope of services:

- Preparing of concept drawing, furniture layout and layout plan.

- Preparing of entire set of working drawing and details for civil works for execution at site.

- Checking and issuing of structural drawings from the structural consultant.

- Excluding landscaping, firefighting, H.V.A.C, kitchen, survey of site, soil testing consultant
